Associate, Investment Management
Role Summary
- Work closely with both internal and external investors on investment mandates in China
- Originate and execute on approved baseline plans to acquire and divest assets for portfolio re-balancing
- Participate in robust discussions with the strategy & capital formation, fund management as well as the asset management teams to refine investment strategies
- Active participation in the formulation and creation of 3P products for Asia Pacific as well as support the strategy & capital formation and fund management teams in clients’ engagement
Key Responsibilities
Wing-to-wing responsibilities for investments in China including but not limited to :Source hard assets, portfolios and programmatic investments through co-mingled funds, club deals, JV partnerships and direct acquisitions
Conduct site visits and provide market research and analysis relating to the investment opportunitiesUnderwrite investments, which includes financial analysis and the support of investment assumptions with robust market information, as well as the preparation and presentation of investment memosNegotiate transaction terms with counter parties including sellers, partners and managersStructure investments with the objective of optimizing returns to the investorsLiaise with external financial institutions to raise debt financing for investmentsTransaction management, which includes overseeing third-party advisors in the due diligence exercise and coordinating between internal teams and third-party advisorsLife Cycle Asset ManagementPrepare and support the implementation of asset / investment level business plans as well as monitor ongoing development projects and the phased acquisition of assets within programmatic partnerships
Identify and appoint service providers for investmentsWork with service providers to ensure proper upkeep of asset quality and investment performanceProvide portfolio reportingCustodian of investment related governanceConduct regular macroeconomic and real estate market research and analysis and work with the strategy & capital formation team in the development of China investment strategiesDevelop and manage relationships, inbound and outbound, including investors, partners, managers, agents, and advisors, etc.Responsible for all business development and strategic initiatives in the assigned regionKey Requirements
Strong academic background with post graduate qualification in business / economics / finance / real estateMinimum 5 years of professional working experience in real estate sector. Preference for candidates having experience in investment and asset management with real estate fund managersDeep understanding of real estate markets in Asia Pacific especially ChinaStrong verbal and written communication skills in both English and MandarinProblem solving and analytical skills with ability to thrive in a fast-paced environmentAble to interface effectively with leaders, peers and employees of all levelsFlexibility to travel on a regular basisPIMCO Prime Real Estate
